It depends on the scope. A full house demolition with site clearing typically takes between two to four weeks. Larger commercial or industrial projects are scoped and scheduled individually. Your written quote will include an estimated timeframe.
Yes. ACE Asbestos & Demolition regularly works with builders, developers and project managers. We carry all the documentation — SWMS, public liability certificates, licences and disposal records — and are experienced at integrating with existing project schedules.
ASBESTOS REMOVAL
If your property was built before the 2000s, it is likely to contain asbestos-containing materials (ACMs). Common locations include fibrous cement sheeting, roof sheeting, floor tiles, eaves linings, and backing boards behind stoves and heaters. The only way to confirm whether a material contains asbestos is to have it tested by a licensed professional. ACE Asbestos & Demolition can carry out a site assessment and advise you on next steps.
Asbestos is dangerous when fibres become airborne and are inhaled — this is the risk during removal if it is not done correctly. When handled by a licensed contractor using the proper containment, wet methods, PPE and disposal procedures, the risk to occupants and neighbours is effectively eliminated. ACE Asbestos & Demolition follows all WorkSafe Queensland and EPA requirements on every job.
For most residential jobs, you will need to vacate the affected area of the property while removal is underway. Shane will advise you of the specific requirements at quoting stage.
A clearance certificate is a document issued after the removal of asbestos. It is required before the area can be re-occupied or works can continue. ACE Asbestos & Demolition provides a clearance certificate as standard on all asbestos removal jobs — it is the document your builder, certifier, insurer or council will need before they can proceed.
In Queensland, homeowners may remove less than 10 square metres of non-friable (bonded) asbestos themselves, subject to strict conditions and quantity limits (refer to Australia Worksafe regulations). However, all friable asbestos must be removed by a licensed contractor. Given the health risks involved and the strict disposal requirements, ACE Asbestos & Demolition strongly recommends using a licensed professional for all asbestos removal, regardless of the amount.
DEMOLITION
Yes. Queensland councils require a demolition approval before a residential structure is demolished. The requirements vary by council area and structure type. ACE Asbestos & Demolition will advise you on what approvals are needed as part of the quoting process and can assist with the required documentation.
ACE Asbestos & Demolition sorts demolition waste on site and recycles up to 80% of materials including steel, timber, concrete and brick. Non-recyclable waste is taken to an approved disposal facility. Hazardous materials such as asbestos are disposed of at Environment Protection approved facilities with documentation provided. The site is left clean and level as part of every demolition job.
Yes. Electricity, gas, water and telecommunications MUST be properly disconnected before demolition begins. ACE Asbestos & Demolition can manage the coordination of service disconnections but this would lengthen the contract and increase costs and delays exponentially.
Yes. ACE Asbestos & Demolition does carry out partial demolition. Shane will assess the site and advise on the best approach.
SITE CLEARING
Site clearing can include vegetation removal, tree felling and stump grinding, earthworks and levelling, fill and cut operations and removal of debris. The specific scope depends on your project. ACE Asbestos & Demolition will provide a detailed written breakdown of exactly what is included in your quote.
Yes. ACE Asbestos & Demolition regularly works to a builder’s specification to deliver a cleared, level, builder-ready site. We liaise with clients to confirm what is required and deliver the site to that standard.
Yes. Vegetation and tree clearing is part of our site clearing service. We remove trees, shrubs, undergrowth and root systems. Stump grinding or full extraction can be included depending on what the site requires. All cleared material is removed from site.
TREE REMOVAL
ACE Asbestos & Demolition removes all types of trees regardless of size or species — from small ornamental trees to large mature natives. We also remove palms, fallen trees, dead trees and storm-damaged trees. Shane will assess the site and advise on the safest and most practical removal method.
Permit requirements vary by council area and depend on the size, species and location of the tree. Some trees are protected under local planning laws and cannot be removed without prior approval. ACE Asbestos & Demolition will advise you on the requirements for your specific situation as part of the quoting process.
Yes. Stump grinding and full stump extraction are available as part of any tree removal job. If you require a builder-ready site or need to regenerate the soil afterwards, full extraction is generally recommended. Shane will discuss the best option for your project at quoting stage.
All timber and green waste is removed from site as part of the job. Where possible, timber is chipped or recycled rather than sent to landfill. The site is left clean and clear on completion.
SOIL REGENERATION
Soil regeneration is the process of restoring soil that has been degraded, compacted or contaminated — typically after demolition, excavation or long-term development activity. It involves removing unsuitable material, conditioning the soil profile and preparing the ground for new use, whether that is landscaping, revegetation or construction.
Soil regeneration is commonly required after a demolition or site clearing project, when building a new home on a cleared block, after significant earthworks, or when existing soil is too compacted or contaminated to support new vegetation or construction. Shane can assess your site and advise whether regeneration is recommended.
The process typically includes removal of contaminated or unsuitable material, ripping and aerating compacted subsoil, importing and spreading quality topsoil or fill, grading and levelling the surface, and where required, preparing the ground for revegetation or landscaping. Every site is different and the scope will be outlined clearly in your written quote.
Yes. ACE Asbestos & Demolition regularly combines soil regeneration with demolition and site clearing to deliver a fully prepared site in a single contract. This is often the most cost-effective and efficient approach. Contact us to discuss what your project requires.
